What is a “PCA”?

A “PCA” or “Property & Contents Analysis” is a process designed to document an owner’s property to aid in the claims process in the event of a casualty loss and to enable a full recovery for your property. A PCA documents the owner’s Property (the primary building and other pertinent structures on a property) and Contents (personal property in the subject Property). This documented information along with suggestions for handling a claim will be provided to the owner for use in the event of a claim.

Who Needs a PCA?

The PCA will aid any owner of insured property, whether a home, commercial building, personal property or business personal property. If you lease property and have any responsibility for casualty loss pursuant to your lease or have valuable insured equipment at the lease premises, then a PCA can also help you.

Why Should an Owner Obtain a “PCA”?

The PCA will establish a defined baseline with credible proof of the owner’s property that will enable the owner to make a more accurate claim and obtain a better recovery upon a casualty loss. A PCA will create a sense of security in knowing that your property has been adequately documented, expedite the claims process and shorten the time taken in settling a claim. When people have claims, the biggest problem is usually establishing what was owned and, when applicable, the numbers and quality of the property. To make and prove a claim, can you establish the actual size of your building(s) and other structures? If you have a casualty loss, you will need to substantiate to the insurance company what you have lost. If you cannot, you may lose valuable rights in your claim, and you will be subject to the insurance company’s discretion or its standardized formulas on what you try to claim.

Can BaselinePCA provide assistance in completing a “PCA”?

What is included in a “PCA” that BaselinePCA provides?

The upgraded PCA will provide: (1) personal or business property specifically identified and provided for photograph by the owner; (2) pictures of paintings, figurines, blinds, drapes and other personal items openly displayed in the building(s); (3) pictures that document furniture and kitchen appliances that are visible when walking thru the building(s); (4) overview pictures of the building(s) and pertinent structures on the property; (5) the exterior measurements of the building(s); (6) the dimensions of the interior rooms (including ceiling heights) of the building(s); (7) the dimensions of the windows and doors in the building(s); (8) pictures or video that document the exterior materials and construction of the building(s) and the interior finish out; (9) measurements of any other pertinent structures on the property (including detached garages, sheds and fences); (10) the number and size of HVAC and hot water units; and (11) a list of helpful suggestions for filing and pursuing a claim. Note that a PCA does not address the value of any property.

How Do I Verify Assets?

Does BaselinePCA provide Appraisals?

No, BaselinePCA, its staff or CIS representatives ARE NOT LICENSED APPRAISERS, nor does BaselinePCA imply that they can provide appraisals or appraisal information.

What does BaselinePCA provide as verification?

BaselinePCA provides a 3rd party verification of replacement cost values only. The RCV will be determined by the information that the owner has provided and submitted for verification. If the information provided is in-accurate then BaselinePCA’s validation will not be held as accurate. BaselinePCA does not warrant that the RCV will be equal to or greater than that of the owner. All verifications will be provided as a result of research and data collect by it staff or reps.
